When installing driveways of new homes, asphalt paving, also known as Hot Mix Asphalt is what comes to mind for most home owners. The reason most home owners prefer asphalt paving for their driveways is because it’s long lasting and also affordable. Well installed asphalt paved driveway has a life expectancy of not less than thirty years when combined with asphalt sealer for the driveway and pavement sealing.

Preparation

Taking care of your new driveway is important but at times it can be challenging. However if the right maintenance practice is upheld and done regularly, then you can have a great long lasting asphalt paved driveway for a long time to come. One of the main preparations one needs when maintaining the asphalt driveway is to have a snow blower for removing snow from your drive way instead of shovels. The use of asphalt seal coating and paint also comes highly recommended.

Removing The Snow

Your driveway might start to have cracks if the snow is left to thaw and then freeze on your driveway again. That’s why it is important to have it removed on a regular basis. The snow blower is the better option than using shovels because shovels create chips in the driveway that will damage the driveway and need repair work.

Seal Your Driveway

To protect you driveway from cracks and stains, it’s recommended to use seal coating to protect your driveway as a good maintenance practice especially on asphalt and cement driveways. By using asphalt seal coating, you will avoid asphalt repair for a long time. It’s best to seal your driveway after six months which is enough for the driveway to have “healed” itself after its construction.

The idea of asphalt sealing your drive way after six months is to make sure it does not become too flexible, which might lead to bigger patches on the driveway over a period of time. It is advisable to apply two coats of good quality asphalt sealer coat on the surface of your driveway and not one. This will make it last longer.

The patches can be eliminated by use of asphalt patch and you can also use asphalt paint just to conceal the patches as part of your asphalt maintenance practices.

Your driveway will not only have a longer life expectancy but will be free of cracks as well as stains for a long time to come. Seal your driveway again after every four and half years and you will have a great asphalt driveway for a long time.

Additional Concerns

Following all the necessary maintenance steps with patience for your driveway, it will serve you for a long time to come. A well cared for driveway adds character as well as value to your home. To make all these work perfectly it’s good to have a personal concrete contractor who will serve as a consultant for your driveway maintenance but if you can’t afford it you can do it yourself and reduce costs.

I have found that seal coating is a great way to save money in the long run. Having your driveway/parking lot seal coated every few years is preventative maintence that will save 1000's in the long run by avoiding high repaving costs. This is a job that has been attracting D.I.Y'ers for years but a quality professional is inexpensive and will make sure it is done right. Check out http://www.superior-sealcoating.com/.
