Hello, I'm new here and I apologize if this is in the wrong section, but I have a second story balcony that is not leveled right, which is causing the water to rot the door jam and waterfall into my kitchen (part of the balcony is over the kitchen, the other portion is over the cement patio). Most of the contractors have advised re-leveling the balcony (too expensive for me) or replacing the door with an elevated stoop... Basically I'm wondering if there is anything I can do that won't end up costing me an arm and a leg.


this is a view of the side of the door jam I can post others too, but I'm not sure how to post more than one at a time

That's what I was afraid of, we had some contractors come out to do that a few years back but it didn't do any good or they did it wrong

I don't think that this will help you or not, but one option is re-leveling of your balcony which you say is quite expensive (But this would be the best and everlasting option) and second option according to me is that you buy a door that is made of plastic that would have any affect of water leakage. You can get many options from for doors & windows and i think that you can help yourself. Please let me know if it was of any help or what solution did you think of as it may be of any help.

If its their mistake , then you can always let them work for it without charges .I mean its their great responsibility to make buildings comfortable for theier clients .

True, apparently my mother threw their card away since they did the work years ago. However I did recaulk the door frame and put in a piece of wood where the wood was missing and sealed that and so far we have not had any leaks during the last two storms, I also pulled up the carpet though since it was just soaking up water. I would never hire those guys to work on my house again, they were putting down tar and left a torch on while they went to lunch that could have set the balcony on fire

Anyways, re-leveling of your balcony is a quite expensive.
